Property Management
A growing area we are continuing to pursue is residential and commercial property management services. As with our other small business clients, our typical property owner wants someone to handle the day to day management and accounting requirements of their properties so they can concentrate on the other areas of their real estate portfolio. Our current clients are located in several states with our primary focus in Tennessee and Texas. Generally, we can provide the following management services:
- Prepare, review, and approve capital, repair, and maintenance expenditures
- Prepare and implement annual budget and operational expenditures
- Prepare financial and operational reports, including tax returns
- Collect and deposit tenant lease payments
- Ensure all repairs and maintenance is performed on the property utilizing a vendor list approved by the owner
- Review, approve, and pay invoices submitted by vendors
- Maintain the operating and other bank accounts
- Act as a liaison between the tenants and owner for repair requests, complaints, or other tenant concerns
- Assist the owner with lease negotiations and lease terms
- Consult with the owner and prepare additional reports the owner may request to improve operational performance
